These Key Documents Will Ensure a Speedy Loan Process


Preparation is the key to success and applying for a mortgage is no different. Whether you are purchasing a new home or refinancing your existing home, applying and getting approved for a mortgage requires several pieces of documentation. Pull out that shoebox or open the filing cabinet to find the following documents or pieces of information:

  • All W2’s for both borrowers for past 2 years

  • 2 years employment history(where did you work and how long did you work there?)

  • 2 years residency history (where did you live and for how long?)

  • Most recent 30 days of pay stubs for both borrowers (3 if paid Bi-Weekly)

  • Most recent 2 years tax returns (all schedules and K-1's)

  • Most recent 60 days of bank statements for checking, savings, and investment accounts (Be sure to have all pages; if it has “1 of 4” you will need all 4 pages.) Be able to provide documentation and explanation for out of the ordinary large deposits.

  • Homeowners Insurance Declarations Page for all properties owned

  • Do you have rental property/properties? If yes, provide a lease agreement for each.

  • Divorce Decree/Separation Agreement/Shared Parenting Agreement (court recorded version) (if applicable)

  • Bankruptcy paperwork (if applicable) (including discharge documents)

  • Business Tax Returns (if applicable) (all schedules and K-1s)

  • Self-employed? If yes, put together a recent year to date profit and loss statement.

  • Copy of Drivers Licenses

Having these documents put together in a nice neat packet is a critical first step to applying for a mortgage. Some additional items or pieces of information may be needed as you move forward in the loan approval process but having all of this information ready to go will put you well ahead of the game. Being able to hand your loan officer all of this information at once will allow them to put a complete file in the pipeline which will put your file ahead of many others. This helps get your loan reviewed and approved much faster than others. We all want to close sooner so why not help yourself get there faster.
